A complete renovation and remodelling of this slightly neglected building located in Berlin’s fashionable West End district of Charlottenburg was needed to transform it into a new complex of sought-after city apartments.
PBA Germany supported the client from the early stages with technical due diligence. After acquisition, PBA lead the design team, in cooperation with the appointed architect, to create the concept of a high-quality refurbishment of the façade combined with substantial internal remodelling and the addition of balconies.
The complete works involved the refurbishment of the eight-storey front building (4,500m2), renovation of two seven-storey garden buildings (3,100m2) and the repair and improvement of the 3,500m2 basement car park.
PBA acted as the client’s project manager responsible for programming, cost control and value engineering followed by managing the tender process and construction monitoring. The core task was to provide a detailed feasibility study with construction cost estimates, which formed the mainstay of the investment decision. The success of the project is owed to both the detailed cost analysis and following construction management which meant that the project cost turned out to be well within the projected budget.
