PBA was appointed by NewRiver Retail to secure planning permission for convenience foodstores on a portfolio of public house sites across England and Wales, situated within more than 25 different local authority areas. PBA advised on the planning, heritage, acoustic, flood risk and ecological implications of the new stores.
Given the geographical spread and spectrum of sites, a tailored approach was required to address the individual circumstances and constraints of each site. Issues that were addressed included: highway capacity, noise generation, proximity to conservation areas and listed buildings, flood risk mitigation, and the location of some sites within National Parks.
PBA’s multidisciplinary team was uniquely placed to successfully navigate these considerations through the planning process. Our expert knowledge of policy requirements relating to town centre uses was essential in order to robustly justify the provision of these stores in out of centre locations, which required us to satisfy the sequential and impact tests. This is reflected in our track record to date of securing planning permission for over 30 convenience stores.
